The supply in this sector is quite low, and prices leave much to be desired. Experts explain why this is happening and what kind of houses are now in demand among the population.

The interest in suburban real estate continues to grow steadily. It is reported that in the first quarter of this year, the demand for the purchase of houses in the Moscow region increased by 65% ​​in comparison with the past, and in Novosibirsk and St. Petersburg – by 70%. For many, a profitable rural mortgage or maternity capital investment has become an incentive to purchase.

At the same time, people want to buy modern housing with a newfangled design. Country houses of the Soviet type have long been out of demand, although many sell them, overstating the price by up to 40% of the market value (average figures for Russian cities). The cost of modern cottages has also increased.

Currently, the share of liquid supply on the Russian suburban real estate market does not exceed 10%. The rest is houses with overpriced one and a half to two times the price tags or frankly uninteresting to potential buyers, said the founder of Realiste Alexey Galtsev in an interview with “Russian newspaper”.

So, the cost of housing in the Moscow region today is 18-38% higher than the average, in Kazan – by 7%, in Yekaterinburg – by 13%, in Altai – by 20%. Also, land plots are becoming more expensive. Many people choose to build houses on their own, but sometimes this initiative is also disadvantageous from a financial point of view. In addition, there is a shortage of qualified construction teams that can help in this matter.

Recall that at the beginning of May last year, experts predicted an increase in interest in suburban real estate. After all, after many people switched to a remote mode of work, there was no need to travel to the metropolis.
